Welcome to Swastik PG. By using our services and staying at our property, you agree to the following terms and conditions. Please read them carefully.

1. Booking and Reservation

• Booking Confirmation: A booking is confirmed only after the advance payment is received and a confirmation email is sent.
• Advance Payment: An advance payment (equivalent to one month’s rent or as specified) is required to secure a room.
• Check-in/Check-out: Check-in time is 12:00 PM and check-out time is 11:00 AM. Early check-in or late check-out may be subject to availability and additional charges.
• Minimum Stay: The minimum stay period is 1 month. For shorter stays, please contact us.

2. Rent and Payments

• Rent Due: Rent is payable on or before the 5th of every month. Late payment will attract a penalty of ₹100 per day.
• Security Deposit: A refundable security deposit (as per room type) is collected at the time of check-in. The deposit will be refunded within 15 days after check-out, subject to any deductions for damages or outstanding dues.
• Additional Charges: Electricity, water, and other utilities are included in the rent unless specified otherwise. Additional services like laundry, meals, or parking may be charged extra.

3. Cancellation and Refund

• Cancellation by Tenant: If you cancel your booking before check-in, the advance payment is non-refundable. If you check out early, no refund will be provided for the remaining days.
• Cancellation by PG: In case of unforeseen circumstances, we may cancel your booking with a full refund of the advance payment.
• Refund of Security Deposit: The security deposit will be refunded after deducting any dues, damages, or outstanding bills.

4. Rules and Conduct

• No Smoking: Smoking is strictly prohibited inside the rooms and common areas.
• No Pets: Pets are not allowed on the premises.
• Silence Hours: Please maintain silence between 10:00 PM and 7:00 AM to ensure a peaceful environment for all residents.
• Visitors: Visitors are allowed only in the common areas with prior permission. Overnight guests are not permitted.
• Damages: Any damage to property or furnishings will be charged to the tenant.
• Waste Disposal: Please dispose of waste in designated bins.

5. Responsibilities of the PG

• We are committed to providing a clean, safe, and comfortable living environment.
• We maintain all common areas and ensure proper functioning of utilities.
• We will address any maintenance issues promptly.

6. Liability

• Swastik PG is not responsible for loss or theft of personal belongings. Tenants are advised to lock their rooms when away.
• We are not liable for any injuries or accidents that occur on the premises, unless caused by our negligence.

7. Termination

• We reserve the right to terminate a tenancy with immediate effect if the tenant violates any of the rules or fails to pay rent.
• The tenant may terminate the tenancy by giving a 30-day written notice.

8. Governing Law

These terms are governed by the laws of India. Any disputes shall be subject to the jurisdiction of courts in Alipurduar, West Bengal.
